Home Renovation Process: What It's Like to Remodel
Starting a home renovation in Oahu can feel like a big step, especially if you’ve never gone through the process before. At Pivotto’s Renovation, we try to keep things simple, organized, and transparent from the beginning. We believe homeowners should feel involved throughout the project and understand what’s happening every step of the way.
Whether it’s a bathroom remodel, kitchen renovation, flooring installation, or a full home renovation project, our goal is to deliver quality craftsmanship while creating a smooth and straightforward experience for the homeowner. As a remodeling contractor serving Oahu and Honolulu homeowners, we focus on building spaces that are functional, durable, and designed for everyday living here in Hawaii.
Step 1: Site Visit & Walkthrough
Every project starts with a site visit. Our estimator will come out to the property, take measurements and photos, and walk through the project with you to better understand the space and your goals. This onsite walkthrough and proposal preparation are completely free of charge for homeowners.
This is the time to discuss:
Layout ideas and spatial requirements
Finishes and materials that fit your lifestyle
Functional needs for daily activities
Specific concerns regarding your old structure
Features you’d like incorporated into the renovation
The more information we gather upfront, the more accurate and detailed the proposal can be. We review your layout ideas, look closely at structural constraints, and take the time to hear your ideas. This thorough approach helps build a complete plan before any actual contract agreements are signed.
Step 2: Proposal Review
After the walkthrough, we put together a detailed proposal outlining the scope of work and pricing for the project. We encourage homeowners to take their time reviewing everything and asking questions. If adjustments need to be made, we can revise the proposal before moving forward.
We want the process to feel collaborative rather than rushed, allowing you to select alternatives if an item exceeds your budget limit.
Step 3: Contract & Scheduling
Once the proposal is approved, we prepare the contract package. This formal paperwork acts as a complete roadmap for the build, protecting both parties and defining clear expectations. A structured timeline ensures that construction teams and suppliers stay aligned from day one.
This includes:
Earliest available start date
Payment schedule linked to project milestones
Project details and legal terms
Deposit invoice
Once the contract is signed and the deposit is collected, your project is officially placed on our schedule and we begin preparing for construction. Any adjustments or additions requested after contract signing are handled through a Change Order process so everything stays organized and clearly documented throughout the renovation.
Step 4: Materials Selections
One thing that’s important to us at Pivotto’s Renovation is keeping homeowners involved in the selection process. After the contract phase, we send over the Materials Selections package and begin coordinating finishes with you. We also update selections within the JobTread portal so you can track progress as items are finalized.
The selections list is organized by project area and item category, making it easier to keep everything organized throughout the renovation. Items shown in bold still need selections, while standard text reflects items that have already been specified. This digital checklist tracks individual items efficiently, avoiding shipment delays or forgotten accents.
Why Is Working with Trusted Vendors & Materials Important?
Living in Hawaii comes with unique conditions such as humidity, moisture, and salt air exposure. Because of this, we recommend materials and vendors we trust based on long-term durability, reliability, and overall performance in island homes. We help guide homeowners throughout the selection process to make sure everything flows well together throughout the home. This includes helping with selections such as:
Tile or quartz countertops
Kitchen cabinets and drawers
Vanity cabinets and storage units
Cabinet colors and finishes
Handle and hardware styles
Plumbing fixtures and accessories
Our goal is to help homeowners create a finished space that feels cohesive, functional, and personalized to their style. For certain items, homeowners are welcome to shop with outside vendors if preferred. However, if selections go beyond the included allowances, the difference would be addressed through a Change Order.
For cabinetry and select materials, we usually recommend sticking with our approved vendors to help ensure proper fitment, dependable quality, and consistency throughout the project. For materials selections, we often recommend homeowners visit trusted vendors in person, as their showroom provides a better representation of available products than their website alone.
Our Approach to Bathroom & Shower Remodels
For bathroom renovations and shower remodels, we focus on full shower rebuilds rather than partial tile replacement. This means we remove the existing shower area down to the framing so we can properly rebuild and waterproof the system from the ground up. We use Schluter Systems Kerdi boards and waterproofing products to help ensure long-term durability and protection against moisture issues.
Stripping away old materials completely reveals hidden framing damage, termite issues, or subfloor plumbing leaks before they can ruin your new investment. Placing fresh tile over an unverified, deteriorating base allows mold to thrive unseen. Our step-by-step rebuilding method establishes a solid, dry core that handles daily use effortlessly.
Rather than using pre-made shower pans, we build custom walk-in showers with properly sloped mosaic tile shower floors and curbs. This allows for a cleaner finish, improved waterproofing, and a more custom overall appearance. In Hawaii’s climate, proper waterproofing is one of the most important parts of a shower renovation, and it’s something we take very seriously.
Flooring Installation Process
Every flooring installation is planned carefully based on the existing layout, material type, and overall project scope. Adjusting our timeline to fit the exact properties of your chosen materials prevents structural buckling, separating, or unyielding grout failures. Our professional installers evaluate subfloor flat surfaces carefully before laying a single plank down.
For tile flooring installations, we generally install the flooring before cabinets whenever possible. This allows us to properly run Schluter DITRA waterproofing throughout the bathroom floor for better moisture protection. The underlayment runs smoothly across the entire subfloor space, keeping moisture safely away from underlying wood layers.
Luxury vinyl plank (LVP) flooring is typically installed after cabinetry. Because luxury vinyl plank is a floating system that moves naturally during indoor temperature shifts, resting heavy wooden cabinets directly on top pinches the material. This physical strain causes floating planks to warp or separate over time.
Step 5: Preparing for Construction
Before demolition begins, we start organizing the project behind the scenes. A lot of preparation happens before construction starts, and staying organized early on helps keep the project moving smoothly. We arrange municipal filings and secure permits early to keep your project fully legal.
This includes:
Pre-ordering materials to check for shipment defects
Coordinating deliveries with trusted suppliers
Confirming logistics for narrow residential paths
Finalizing scheduling with specialty craftspeople
Preparing the construction timeline inside the digital portal
Typical Project Time Frames
Every project is different, but most renovations generally fall within predictable construction timelines. These estimated durations can vary depending on material availability, project complexity, unforeseen conditions, and Change Orders requested during construction.
Bathroom Renovations:
Full Bathroom Remodel: Approximately 4–6 weeks
Shower Area Remodel: Approximately 1.5–2 weeks
Kitchen Renovations
Full Kitchen Remodel: Approximately 4–6 weeks
Flooring Installation
Flooring Installation: Approximately 2–4 weeks depending on the size of the home and project scope
Communication Throughout the Project
Clear communication is something we place a strong focus on throughout every renovation project. From scheduling updates to material confirmations and project coordination, we want homeowners to feel informed and involved throughout the process. We understand that remodeling your home can feel stressful at times, so keeping things organized and maintaining communication helps create a smoother overall experience.
Our field leads speak with you regularly regarding milestones and structural discoveries. If a pre-existing piping fault shows up during a wall tear-out, we discuss options with you immediately. This open feedback style guarantees that you control your home's changes completely.
Our Approach
At Pivotto’s Renovation, we take pride in delivering refined craftsmanship, clear communication, and a renovation experience centered around quality and attention to detail. From bathroom remodels and kitchen renovations to flooring installation, our focus is on creating clean, functional spaces that feel timeless and built to last.
We believe good renovations come from proper planning, quality materials, strong communication, and taking the time to do things the right way from the start. As a trusted remodeling contractor serving Oahu and Honolulu homeowners, we’re proud to help families transform their homes into spaces that better fit their lifestyle and everyday living needs here in Hawaii.
Frequently Asked Questions
What Happens During a Standard Initial Site Visit?
An estimator visits the property to take precise physical measurements and detailed photographs of the space. They sit down with the homeowner to discuss layout preferences, material wishes, and functional everyday goals so they can build a detailed, itemized project proposal for the renovation.
Why Do Contractors Strip Old Showers Down to the Bare Framing?
Tearing away aged wall systems completely lets installers check hidden studs for pre-existing structural rot, water damage, or termite activity. This preparation ensures that advanced waterproofing layers go onto a clean, flat, and stable surface, which helps keep the bathroom leak-free over time.
Can Design Selections Be Changed After a Building Contract Is Signed?
Any adjustments, accessory upgrades, or product shifts made after contract signing are typically managed through a written Change Order. This physical document records the material cost modifications, labor adjustments, and timeline extensions so both parties maintain complete clarity throughout the construction process.
Why Is Tile Flooring Installed Before Cabinets, but Vinyl Plank Flooring After?
Tile demands an uninterrupted underlayment or uncoupling membrane that sits under cabinets to form a continuous moisture block across the subfloor. Floating luxury vinyl planks need to settle and shift naturally without the immense down-force of heavy wood cabinetry, which can cause floating joints to warp or break apart.
